If you're relocating from Ontario, you're not alone. Calgary has become one of the top destinations for people leaving Toronto and the GTA, and the reasons are usually the same: lower cost of living, more space for your money, and a housing market that doesn't ask you to compromise on the basics.
But moving provinces means more than packing boxes. Here's what actually matters once you start house hunting here.
Your money goes further, but the market still moves fast
A detached home in Calgary can cost less than half of an equivalent property in the GTA. That said, well-priced listings in popular communities still get multiple offers. Coming from Ontario, you already know what a competitive market feels like. Calgary isn't always that intense, but it can be in the right neighbourhood and price range, so it helps to have financing sorted out before you start touring homes.
Learn the quadrant system
Calgary is split into four quadrants: NW, NE, SW, and SE. Locals use this constantly when describing where something is, and it affects everything from commute times to school catchments. A home in the NW might be a 15-minute drive from downtown, while the same distance in a different quadrant could mean a very different commute. Ask about the quadrant early in any conversation about a listing.
Basements are a bigger deal here than in Ontario
Alberta homes lean heavily on basement development, both for livable space and for legal secondary suites that can generate rental income. If you're comparing square footage to what you had in Ontario, remember that an unfinished or partially finished basement here often gets factored into a home's long-term value in a way that's less common in the GTA.
Property taxes and closing costs work differently
Alberta has no provincial sales tax, and property tax rates here are generally lower than in Ontario. Land transfer tax, which adds a real cost in Ontario, doesn't exist in Alberta at all. These differences add up, and it's worth having them explained clearly rather than assuming your Ontario numbers translate directly.
